RUPPERT PROPERTIES PURCHASES FORMER VON HOFFMAN PRINTING CO.
Frederick, MD – Bill Meissner, vice president of Ruppert Properties, announces the purchase of the former home of the Von Hoffman Printing and Custom Printing companies located at 200 Monroe Avenue. The 192,000 square foot building has been identified as one of the only large investment-quality vacant warehouses and distribution facilities in close proximity to downtown Frederick. Bob Filly of Transwestern Commercial Services represented Ruppert in the purchase.
“One of our goals in our Frederick development projects is to provide small-to-mid-size office/warehouse users with amenities and aesthetics typically available only to large-scale companies. Our secondary goal is to revitalize existing commercial space for the good of the surrounding community, not just the business community,” says Meissner. “200 Monroe Avenue provides us with the opportunity to achieve both goals. The building will be reconfigured from single-use to accommodate one-to-four separate users. Two-thirds of the building is fully conditioned, making if very desirable for light manufacturing, assembly and storage users.” The property will also receive aesthetic enhancements including landscaping, windows, doors and façade improvements.
Ruppert Properties has successfully revitalized the former Frederick Trading Building (now known as Frederick Trading Center), located at Route 26 and Monocacy Lane, which was purchased vacant in 2001 and is now fully-leased. The company has also sold or developed 15 finished parcels in Stanford Business Park, located just outside the Frederick city limits east of the intersection of Rt. 15 and Mountville Road. Tenants in the popular Stanford Trading Centers I and II include: American Electrical Services, BDR Express, Cintas Uniform Company, Miller HVAC Systems and TNT Products. Plans for the construction of Stanford Trading Center III, IV and V are underway with a late 2006 anticipated delivery date.
Meissner continues, “We’ve been able to identify a need in the Frederick commercial real estate market for our brand of ‘trading centers’ – facilities and office parks that combine affordability, convenience, efficiency and amenities for the small-to-mid-size user. The leasing agent for the Monroe Avenue property is Tyler-Donegan Real Estate; architect and engineer is NuTec Design Associates, Inc.; general contractor is Morgan Keller Construction.
