SECOND AWARD FOR STANFORD TRADING CENTER

Frederick, MDRuppert Properties was presented with the only award in the Best Industrial/Flex Office category for Stanford Trading Center III, located in western Frederick County. The Award of Merit was given by the Maryland/DC chapter of the National Association of Industrial and Office Properties (NAIOP) at the 6th Annual Awards of Excellence. It is the second such award for the Ruppert Properties and its Trading Center product. Stanford Trading Center II won the same honor last year. The Maryland/DC NAIOP chapter serves Montgomery County, Prince George's County and Frederick County in Maryland and the District of Columbia.

“This award speaks to our tenants, as well as to the quality of the property,” says William (Bill) Meissner, managing partner and president of Ruppert Properties. “They have shown us that there is a demand for high-end flex property for smaller users. Our tenants are leasing smaller spaces than that which is typically available in larger parks. At the same time, they desire and need to couple the sophistication of a space suitable for front-office client meetings with the warehouse and dock space needed for their daily operations. The Trading Center product provides an attractive and economic model which serves both purposes. The fact that NAIOP has recognized our third set of buildings for excellence substantiates the product even further.” In addition to owner/developer Ruppert Properties, the team includes: NuTec Design Associates of York, PA (architect); Morgan-Keller, Inc. of Frederick (general contractor); Harris Smariga & Assoc., Inc. (civil engineers); and CBRE Baltimore (listing broker).   

Currently leasing, Stanford Trading Center III features one building totaling 67,312 square feet of office/warehouse space. Situated on six acres, the building offers tenant spaces in a minimum of 4,826 square feet, with each space offering two dock-high loading doors. An infrastructure of  paved roads, smart lighting, attractive entry features and high-end landscape create an overall manicured look. Strict building covenants requiring set-backs, screening, conservation requirements and construction design requirements (ie: no metal buildings or visible outside storage) have additional bearing on the aesthetics.

    Fronting Route 15 near Mountville Road, Stanford Trading Center III provides easy access to northern Virginia, central Maryland and Washington, D.C., as well as to the eastern panhandle of West Virginia and southwestern Pennsylvania. Ruppert Properties specializes in flex development and redevelopment. Construction of Stanford Trading Centers IV through VIII is scheduled throughout the next 24 months.
