STANFORD TRADING CENTER II ADDS NEW TENANTS; THIRD CENTER NEARLY COMPLETE

Frederick, MD – William (Bill) Meissner, managing partner and vice president of Ruppert Properties, announces the signing of several new leases for Stanford Trading Center II and the imminent completion of Stanford Trading Center III.

The Stanford Trading Center II flex/warehouse complex consists of two buildings totaling 68,600 SF. The north building, located at 4844 Winchester Boulevard, is currently occupied by AboveAir Technologies (formerly Miller HVAC), TNT Services Group and new tenant Glass and Aluminum Concepts. Recently leasing 22,200 SF, Glass and Aluminum Concepts manufactures, installs and repairs storefront windows and curtain walls. Pat Brennan, Vice President, notes that “we moved to Frederick from a smaller space in Columbia and have found that Stanford Trading Center II has met every need so far. It enables us to have our main office and our fabrication facility in one location that is geographically close to our clients.”  The south building, located at 4840 Winchester Boulevard, houses Styles Gymnastics, Tyler Mechanical Contracting and TEI Construction Electrical. New to the space is Washington Laboratories LTD, which specializes in testing and engineering for product compliance for the electronics community. The company has leased 5,600 SF of space as an expansion of their Gaithersburg-based business and serves Fortune 500 firms, small businesses and the U.S government.        

The construction of Stanford Business Park, owned and developed by Ruppert Properties, continues with the pending December completion of Stanford Trading Center III, located at 4780 Winchester Boulevard. “In the three years since we’ve begun to offer our ‘Trading Center’ product, we’ve filled a market niche for small-to-mid-size users of flex/warehouse space. Our tenants desire flexibility in space use, including dock and drive-in capabilities coupled with attractive office space, but are also seeking the amenities that are usually found in high-end office parks such as well-designed and groomed landscaping, custom entry features and lighting, and easy access to main transportation routes,” says Meissner. “Interest in the Stanford buildings remains high and has allowed us to plan for a total of eight similar buildings. Stanford Trading Center III will be available to tenants in January 2008 and the sitework for Stanford IV and V has been completed.”

Typical Stanford Trading Centers feature individual tenant space ranging from 1,600 to 80,000 SF in a covenant-protected environment. The Trading Center product recently received an Award of Merit in the Best Industrial/Flex Office category by the Maryland/DC chapter of the National Association of Industrial and Office Properties (NAIOP). It was one of only two Frederick County properties to be recognized. The Maryland/DC NAIOP chapter serves Montgomery County, Prince George's County and Frederick County in Maryland and the District of Columbia.
